What is a French drain?

It is a foundation draining system made up or a perforated drain installed along the footing of the basement foundation walls. This system allows the water that builds up around and under the foundation to be drained before any seepage occurs.

There are four types of French drain installed under foundations in Quebec, all depending upon the type of soiled on which a building rests. Originally, only concrete and terra cotta drains were used, and they can still be found under certain buildings. The drains most commonly installed nowadays are the BNQ drain and the agricultural drain. Each type requires a crushed stone cover, which must be thick enough to ensure optimal efficiency.

How long do they last?

French drains normally last between 30 and 40 years. To ensure building integrity and a clean environment, it is necessary to replace these drains as soon as some symptoms of disrepair start to appear. A diligent, alert homeowner will be able to recognize these signs.

How to spot developing problems?

When water has the time to build up around a foundation, some problems start to affect the draining system’s efficiency. Signs such as efflorescence deposits—a white, crystalline substance—at the base of basement walls, an excessive and persistent humidity during rainstorms or when snow is melting, seepage due to poor foundation waterproofing, and the appearance of mould are signs which call for attention and should not be neglected.

Foundation drainage related problems can, if they are not addressed as soon as they are detected, lead to cracks in the foundation, caused by unusually high pressure. If cracks do appear, it is strongly recommended to begin the necessary repairs as soon as possible.
